Bare site to keys in hand
Factory and warehouse projects supported from facility design and approvals through structural and MEP coordination, construction supervision and handover, within an agreed scope.
One consultancy, the entire facility
Facility design
Architectural and structural design tuned to the operation: clear spans, loading, crane rails, mezzanine offices, and utility layouts.
Free-zone approvals
Coordination of the applicable technical and property approvals: Trakhees building or modification permits, Jafza property NOCs, and other authority requirements where relevant to the site and activity.
Structure & steel frame
Reinforced-concrete and steel structures designed for the facility’s loads, spans, clear heights and operational requirements.
MEP & utilities
Mechanical, electrical and plumbing design coordination, including the relevant power, water and drainage application requirements.
Construction supervision
On-site supervision through construction: structural inspections, milestone sign-offs, and authority inspection coordination.
Commissioning & handover
Coordination of the agreed commissioning, completion-document and handover scope, with any remaining operational permissions identified.
Plot to handover: three phases
Site & concept
We review the plot, zone regulations, and operational requirements. Concept tuned to the process: clear heights, loading, access, and office areas.
Design & approval
Construction and submission drawings prepared for the relevant authority. Technical permits, property NOCs and other required applications are tracked as distinct parts of the approval route.
Build & handover
Contractor coordination, structural supervision and authority inspection support within the agreed scope, followed by the relevant completion and handover steps.
Before we begin
What shapes the timeline
The type of work, approval route, available drawings and review comments all affect the programme. We’ll help you understand the stages and dependencies for your project.
A clear scope and fee
We’ll set out the consultancy services included in our proposal, and identify authority, developer or third-party charges separately so you can plan your investment.
Start with what you have
For our first conversation, it helps to share:
- The property location
- What you want to build or change
- Existing drawings or site photographs
- Any target dates or project constraints
We’ll confirm the submission documents needed after reviewing your project.
A few questions, answered.
What information helps define a factory or warehouse brief?
Start with the property details, intended activity, equipment, storage and movement requirements. Clear heights, loads, access and utility demand help the team develop the facility layout and identify the relevant technical reviews.
How do technical approvals differ from free-zone property permissions?
They address different requirements. For example, Trakhees handles technical building applications, while Jafza has property NOC services. The checklist for one application may require documents from another. Read about Jafza and Trakhees.
What support is available during construction and handover?
Contractor coordination, structural supervision, inspection coordination and completion-document support can be included in the appointment. The proposal should identify those responsibilities and any separate operational permissions the facility needs.
