Swimming pool design and approvals in Dubai

Structural and mechanical, electrical and plumbing design for pools at new and existing villas, with drawings and coordination of the applicable authority approvals and developer permissions.

What is included

  1. Structural design

Structural design for the pool shell, the deck, and the ground around it, sized for the loads and the soil conditions on your plot.

  2. MEP design

Mechanical, electrical and plumbing design for the pool: filtration, pumps, drainage, and the connection into the villa's existing services.

  3. Drawings and submission

Drawings prepared to the governing authority's standard, and the submission itself, from first filing onward.

  4. Authority NOCs and approvals

Coordination of the pool application and responses to review comments, based on the property’s technical approval requirements.

  5. Developer NOC, where required

Preparation and coordination of the developer’s no-objection request where required, with its place in the approval sequence confirmed for the property.

Who this is for

Villa owners

Adding a pool to a villa you already own, or including one in a villa you're building.

Developers

Pools across several plots or units in a development.

Contractors

A structural and MEP design partner and the authority submission, running alongside your build programme.

From the first plan to submission

  1. Review the property

Establish the proposed pool location, existing drawings, ground conditions and connections to the villa’s services.

  2. Develop the pool design

Coordinate the pool structure, equipment and building-services drawings around the agreed brief.

  3. Coordinate the approvals

Prepare the agreed submissions, respond to review comments and identify the next construction and completion requirements.

Before we begin

What shapes the timeline

The type of work, approval route, available drawings and review comments all affect the programme. We’ll help you understand the stages and dependencies for your project.

A clear scope and fee

We’ll set out the consultancy services included in our proposal, and identify authority, developer or third-party charges separately so you can plan your investment.

Start with what you have

For our first conversation, it helps to share:

  • The property location
  • What you want to build or change
  • Existing drawings or site photographs
  • Any target dates or project constraints

We’ll confirm the submission documents needed after reviewing your project.

A few questions, answered.

Which approvals may be needed for a villa swimming pool?

Confirm the application with the authority responsible for the property. Dubai Municipality lists a pool-drawing approval service; developer or community permission may also apply. Read about Dubai Municipality.

What changes when a pool is added to an existing villa?

The design needs to account for the existing structure, available space, ground conditions and utility connections. Current drawings and a site review help establish the technical scope before the pool is developed.

Does a developer NOC replace the technical approval?

No. The two documents serve different purposes. Confirm which applications apply to the property and the information each requires.

What does the pool design service cover?

The pool structure, mechanical, electrical and plumbing design, drawing preparation and agreed submission coordination. The proposal sets out the deliverables and any additional support needed for your project.
